IJM celebrates topping up ceremony of its prime office tower in TRX

KUALA LUMPUR, December 5, 2017 - IJM Corporation Bhd (“IJM”), the leading Malaysian construction, infrastructure and property development company, today celebrated the structural “topping up” of its new office tower at the upcoming international financial district Tun Razak Exchange (TRX) to mark the concrete completion of the 27-storey structure.

Joined by Y.B. Datuk Seri Johari bin Abdul Ghani, Minister of Finance II and led by IJM Corporation Berhad CEO & Managing Director, Dato’ Soam Heng Choon, the ceremony was attended by TRX CEO Dato’ Azmar Talib, construction workers, the building’s architectural and engineering consultants, government, civic and business officials.

Commencement of the building’s superstructure works began in January 2017. Within a short span of 10 months, IJM Construction Sdn Bhd, a subsidiary of IJM, successfully and safely completed the building’s structural works up to final floor level. The office tower is the first building to reach its top in TRX. About 500 construction workers worked almost around the clock, dedicating approximately one million man-hours to achieve this milestone.

The building is to be completed with interior fit-outs and services ready to be handed over to its anchor tenant in the first quarter of 2019. At its peak, IJM Construction managed to achieve a short construction cycle of only four-days-per-floor.

IJM Corporation Berhad Chief Executive Officer and Managing Director Dato’ Soam Heng Choon said,

We are excited to see this project take shape and to have reached this stage of the construction timeline. Reaching the top of this structure is a critical milestone for the construction team. True to IJM’s commitment to quality and delivery, the dedication and determination of the team are reflected in the great progress we have made.

TRX City Sdn Bhd Chief Executive Officer Dato’ Azmar Talib said,

This is a proud day for those of us who have been working hard to make the TRX vision a reality. The topping-up ceremony today, the first for TRX, pushes us a step closer towards the realization of Kuala Lumpur’s financial district.

We are excited to welcome the Prudential team here in 2019, and we have full confidence with our partner IJM, who has been living up to their solid reputation and commitment to delivery.

In November, IJM announced that it has invested in and will be developing the RM500 million office tower which will be the new Malaysian headquarters of leading insurance company, Prudential. The Grade A, LEED Gold-certified and MSC-status office building which is built over a land area of 1.18 acres has a gross floor area of about 560,000 square feet.

The project is expected to be completed in December 2018, and has already secured tenants for 84% of its net lettable area. Strategically located adjacent to TRX’s main pedestrian gateway from the Bukit Bintang area, Menara Prudential will join other prominent banks and financial institutions that are truly making TRX Kuala Lumpur’s best international business address.

“While the topping up of the office tower is a major milestone, we are very focused on completing the rest of the building which is purpose-built to support the requirements of Prudential’s wide-ranging businesses,” Dato’ Soam added.

“We believe the building’s design will complement and enhance the TRX skyline. We are proud to have invested in and developed a quality investment property, in line with our strategy to grow IJM’s recurring income asset portfolio, in a monumental development like TRX, with its excellent location and world-class infrastructure.”

Including this office building, IJM is currently undertaking three construction projects in TRX. On November 7, IJM announced that it was awarded a RM392 million contract, excluding lift and façade works, to design and build HSBC’s new Malaysia headquarters at TRX for handover in December 2020. Last week, IJM was awarded a contract by Affin Bank for foundation and substructure works of the bank’s new headquarters at the city’s new central business district. These projects are a testament to IJM’s solid track record and expertise as a builder of prestigious, high-rise developments in the city centre.

To date, TRX has signed global property and infrastructure group Lendlease to jointly develop the Lifestyle Quarter; HSBC Malaysia, Prudential and Affin Bank Berhad for office towers; Indonesia’s leading property developer Mulia International to develop the Signature Tower plot; Lembaga Tabung Haji and WCT Bhd for residential plots, and global leader in water management Veolia Water Technologies as the water treatment and recycling concessionaire.

As the most seamlessly connected district in the city, TRX features an integrated MRT interchange station that hosts Sungai Buloh-Kajang line and the upcoming Sungai Buloh-Serdang-Putrajaya line. This is further supported by direct links to major roads such as Jalan Tun Razak, the MEX highway and the SMART Tunnel.

As a world-class financial district, TRX will provide best-in-class infrastructure. Its on-site wastewater recycling plant will halve demand for potable water and its highly resilient national grid level electricity network will service the city beyond TRX’s border. It is also first development in Malaysia to receive neighbourhood LEED ND Gold and GBI Township Platinum certifications.
